New Age Sales & Lettings recognizes that property rentals involve a mutual understanding. Despite acting as an intermediary, it is beneficial to establish clear guidelines. As a tenant in a privately rented property, you have both rights and responsibilities. A commitment from both parties to comprehend these aspects can lead to a smoother experience for everyone involved. Here is our guide for tenants to grasp their role in the rental process.

As a tenant, you are entitled to:
  1. Reside in a property that is safe and well-maintained.

  2. Have your deposit/bond safeguarded.

  3. Know the identity of your landlord.

  4. Live without undue disturbance.

  5. Review an Energy Performance Certificate for the property.

  6. Be safeguarded against unjust eviction.

  7. Receive a written agreement for fixed-term tenancies exceeding 6 months.

Commencing a New Tenancy: Upon commencing a new tenancy, New Age Sales & Lettings will furnish you with the necessary documentation for your records.

Your Responsibilities: You are required to grant your landlord access to the property for inspections or necessary repairs. Your landlord must provide a minimum of 24 hours' notice and visit at a reasonable time, except in cases of emergencies requiring immediate access.

Additionally, you must:
  1. Maintain the property and take proper care of fixtures and fittings.

  2. Fulfill the agreed-upon rent, even in cases where repairs are necessary or in the event of a dispute with your landlord.

  3. Cover your household expenses, such as Council Tax or utility bills.

  4. Address or cover the costs of any damages caused by you, your family, or friends.

  5. Only sublet the property if permitted by the tenancy agreement or your landlord.

Remember!

Your landlord has the right to pursue legal action for eviction if you fail to uphold your responsibilities as stipulated in the contract.
