Valuation:

Our approach is to offer a valuation that reflects the current state of the property market, steering clear of inflated or unrealistic sales prices. We prioritize honesty and realism in every valuation we provide.

Viewings and Feedback:

We're committed to scheduling viewings at times that suit your convenience, whether on weekdays, evenings, or weekends. Viewings can be attended by us, you, or both parties, and we make sure to provide you with feedback. Additionally, we offer suggestions based on the comments we receive from potential buyers to help you effectively market your property.

Commission:

Should you choose to list your property with us, we charge a competitive rate of just 1%+VAT of the final property sale price, offering exceptional value for our comprehensive services. Energy Performance Certificate:

As part of our service at New Age Sales & Lettings, we can arrange for an Energy Performance Certificate to be issued for every property we sell. This certificate is valid for 10 years and provides information on the property's energy usage, typical energy expenses, and offers recommendations for energy-saving measures. It also includes an energy efficiency rating from A (most efficient) to G (least efficient). It's a legal requirement to have an EPC before marketing your property for sale, and we must present this certificate to potential buyers before they view the property.

Additional Services:

We have established partnerships with reliable and competitively priced local services. Should the need arise, we can promptly recommend a mortgage advisor and a local solicitor. We can also suggest local tradespeople such as builders, decorators, plumbers, electricians, and cleaners to facilitate a smooth sale process.

Steps to Selling Your Property:

Before we can actively market your property, we'll need you to complete a sales agreement. Additionally, we can arrange for professional photographs and a written description of your property, which will require your confirmation and approval before we initiate marketing efforts. If you prefer not to have a 'For Sale' board displayed on or near your property, please let us know.

Additional Considerations for Selling Your Property:

If you chose a hosted viewings by us it would be helpful if we could retain a set of keys for the property, allowing us to facilitate viewings in your absence. Paying attention to small details can significantly enhance the appeal of your property to potential buyers. Ensuring a tidy and clean environment allows them to envision themselves in the space more easily. We recommend a bit of tidying up before the photo session, including tasks like making beds, clearing dishes, and putting away laundry. Additionally, addressing any obvious repairs or giving a fresh coat of paint to marked walls can greatly improve the overall presentation.
